Early Arrivals: The property accepts up to 4 scheduled early arrivals per day during the dates listed below. Guests requesting early arrival between the hours of 12:00PM and 2:00PM must add request to reservation prior to arrival date and will be charged a non refundable fee of $100.00 for this service at the time of request. Guests arriving before 4:00PM check in will be checked in based on room status and availability. Guests are welcome to arrive at the property at anytime before 4:00PM for parking and use of amenities.

Early Departures: No Refund for Early Departures.
About selecting your condominium suite at Village by the Sea: We are a three floor condo-suite property, the selection of your room should be considered for your best enjoyment. Families with young children often enjoy ground floor units with a patio and convenient access to the outdoors. For a quieter stay, not having noise and neighbors above you, we recommend the 3rd floor, keeping in mind we do not have an elevator, so this requires stairs. Please be aware, our property was originally constructed in the 1980’s, wood-frame construction, and does not have the sound proofing of today’s more modern hotels. Additionally, our homes are individually owned so decor will vary from one unit to the next.
**One Bedroom One Bath Units are available year round. Additional restrictions apply.
Half suites are available mid-October through mid-June, excluding holiday and special event weekends.

Monday of Labor Day Weekend through the third Thursday in June
Sunday through Thursday the main office and indoor pool house are open between the hours of 8:00AM to 8:00PM and Friday and Saturday’s 8:00AM to 10:00PM.

The main office and indoor pool house are open daily between the hours of 8:00AM to 10:00PM.
Office and Pool Building are Closed on Thanksgiving and Christmas Day.

Occupancy: Rates are based on up to 4 people in a 1 or 2 bedroom suite. Additional persons in a 2 bedroom are an additional $10 per person per night, with a maximum occupancy of 6 per two-bedroom unit. 4 person max occupancy in one-bedroom units.
Deposit Policy
Deposit/Payment Policy for reservations 11 nights or less: A deposit of 30% or one night’s rental, whichever is greater, is required on all advance reservations. We accept cash, MasterCard, Visa, Discover, and American Express. Personal checks will only be accepted for advance deposits if we receive the check at least 10 days in advance. We require all balances to be paid in full at the time of check-in. Personal checks are not accepted at check-in.
Deposit /Payment Policy for all reservations 12 days or greater: All reservations greater than 12 consecutive nights require a 45-day notice or greater for cancellation. A deposit of 30% of estimated total is required at time of booking. Cancellations inside 45 days to arrival will result in a full forfeiture of deposit. We accept cash, MasterCard, Visa, Discover, and American Express. Personal checks will only be accepted for advance deposits if we receive the check at least 10 days in advance. We require all balances to be paid in full at the time of check-in. Personal checks are not accepted at check-in.

Cancellation Policy for reservations 11 nights or less: If a reservation is cancelled 10 days or more prior to your scheduled arrival, a refund less a $25.00 processing fee will be issued. If it is cancelled less than 10 days prior to your scheduled arrival the deposit is forfeited. No refunds will be issued for late arrivals or early departures. No reduction in the number of nights is permitted within 10-days of your arrival date. Nights may be added to a reservation without penalty at any point based on availability. Guests are asked to confirm the arrival and departure dates on their confirmation letter and notify the hotel immediately if they find a discrepancy.

At check-in, we require all balances to be paid in full. We accept cash, Travelers Checks, Bank Checks, MasterCard, Visa, Discover, and American Express. We also require a credit card imprint for any incidentals or extra charges incurred during the stay. Because we are a unique property and all of the units are individually owned, we strictly enforce unit inspections.
Housekeeping Policy:
Starting in 2020 no in room service will be provided during guest stays. In place of stayover service an Exchange Slip will be left outside occupied units every other day during your stay. These slips will allow you to replenish items needed during your stay.

At Village by the Sea, all of our spacious one and two bedroom suites come with fully equipped kitchens, living room, dining areas, free wireless internet, air conditioning, cable TV, and DVD player, 2 private baths, and a private deck or patio. One Bedroom Suites are approximately 954 sq ft and Two Bedroom Suites are 1260 sq ft – plenty of room for friends and family to relax, reconnect and recharge at our resort.
Each unit is individually owned and decorated. To give guests a better idea of what they can expect for decor, we have each unit independently rated into 3 levels from comfort to updated premium units.
Comfort Units provide comfortable accommodations perfect for those guests who are looking for a weekend getaway or an extended stay visit. Guests will find a relaxing night’s rest with all the essentials. While these units offer a variety of updates, they are still budget friendly and provide spacious accommodations for family gatherings and entertainment.
Top Floor Premium versus Comforts units: $30+/night or $180+/week more (price difference based on with view vs. no view).
