Occupancy
The maximum occupancy for a one-bedroom unit is four adults and/or children. The maximum occupancy of a two-bedroom unit is six people. Rates are based on up to 4 adults in any one- or two-bedroom unit. For additional adults in a two bedroom unit, the extra charge for each adult will be $10 per person per night. Children are not charged this additional fee.

Deposit/Payment Policy for reservations 11 nights or less: A deposit of 30% or one night’s rental, whichever is greater, is required on all advance reservations. We accept cash, MasterCard, Visa, Discover, and American Express. Personal checks will only be accepted for advance deposits if we receive the check at least 10 days in advance. We require all balances to be paid in full at the time of check-in. Personal checks are not accepted at check-in.

A deposit of 30% of estimated total is required at time of booking. Cancellations inside 45 days to arrival will result in a full forfeiture of deposit. Cancellation Policy for reservations 11 nights or less: If a reservation is cancelled 10 days or more prior to your scheduled arrival, a refund less a $25.00 processing fee will be issued. If it is cancelled less than 10 days prior to your scheduled arrival the deposit is forfeited. No refunds will be issued for late arrivals or early departures. No reduction in the number of nights is permitted within 10-days of your arrival date. Nights may be added to a reservation without penalty at any point based on availability. Guests are asked to confirm the arrival and departure dates on their confirmation letter and notify the hotel immediately if they find a discrepancy.

Security Deposit Policy
We require a credit card imprint for any incidentals or extra charges incurred during your stay. Because we are a unique property and all of the units are individually owned, we strictly enforce unit inspections.
Housekeeping Policy
Starting in 2022 stayover service will resume as follows: guests will receive service on day 3, day 5, and a full linen change on day 7 for those staying more than 8 nights. Stayover service consists of light housekeeping service: trash will be emptied, all surfaces will be wiped down, toiletries and kitchen supplies replenished, towels replaced, floors will be vacuumed, and beds will made. If guest belongings are on the bed, beds cannot be made. If you do not wish to have stayover service, place your do not disturb sign on the door.

Sunday through Thursday the main office and indoor pool house are open between the hours of 8:00AM to 5:00PM and Friday and Saturday’s 8:00AM to 10:00PM.
May 23rd through June 19th, 2025
Sunday through Thursday the main office and indoor pool house are open between the hours of 8:00AM to 8:00PM and Friday and Saturday’s 8:00AM to 10:00PM.
June 20th through September 1, 2025
The main office and indoor pool house are open daily between the hours of 8:00AM to 10:00PM.

Smoking Policy
All rental units are non-smoking. If we find any evidence of smoking in your unit, you will be fined a minimum of a $200.00.
Pets
Pets are not allowed on the premises. If we find any evidence of a pet in your unit, you will be fined a minimum of a $200.00.
Rates
- Rates: Unless otherwise specified, rates do not include the current Maine state accommodations tax
- Rate Confirmation: Rates are confirmed for a reservation once the deposit is received. Quoted, but unconfirmed rates are subject to change at any time without notice.
- Weekly Rates: The 7th night of lodging is free for all weekly rentals (free night at midweek rate). This discount is reflected in all quoted weekly rates.
- Specials: All Specials apply to new reservations only. They are subject to availability and may be changed or discontinued at any time without notice.
- Refunds: We do not offer any refunds for late arrivals or early departures.
Minimum Stays and Holidays
There is a 2-night minimum for certain holiday weekends and during peak season. There is also a $15/night surcharge for Memorial Day, Labor Day, the Indigenous Day holiday and the Christmas Prelude weekends. Note: Christmas Prelude is the first two weekends in December.
